We're Direct Buyers, Not Middlemen

When you work with Koda Property Group, you're working directly with the buyer. No agents, no referral fees, no one passing your information down a chain. Just a straightforward conversation about your property and what we can offer.

Why I Started Doing This

[JULIAN TO FILL IN: Why did you get into real estate investing? What were you doing before? What drew you to wholesaling specifically? Write 2–3 sentences in first person — conversational and honest. Example: "I started looking at real estate after realizing I wanted to build something that wasn't tied to a salary. I'd been watching the market in Florida for a while, saw how many properties were sitting stuck in situations that didn't need to be complicated, and decided to find out if I could do something about it."]
[JULIAN TO FILL IN: What gap did you see in how sellers were being served? What frustrated you about the existing options — agents, iBuyers, other investors? What made you think you could do it differently or better? 2–3 sentences. Example: "What I kept seeing was sellers in real situations — a house they inherited, payments they'd fallen behind on, a property they needed to move — being told to spend $20,000 fixing it up before they could list it. That didn't make sense to me. There had to be a faster, simpler path."]

I operate across Florida, with the most active focus in the Charlotte County and Seminole County areas. I work directly with sellers — I'm the person who answers the phone, makes the offer, and is at the closing. There's no team behind me routing your call through a call center. When you reach out to Koda Property Group, you're reaching out to me.

[JULIAN TO FILL IN: Anything else personal you want to include — where you grew up, what you do outside of real estate, what Florida means to you, a deal or moment that confirmed this is the right path. Optional, but adds humanity to the page. Keep it to 2–3 sentences max.]

What "Direct Buyer" Actually Means

A real estate agent lists your property on the MLS and tries to find a buyer who will pay the highest price. For that service, they take 5–6% of your sale price at closing — paid by you. The process involves showings, offers that fall through, inspection negotiations, and a timeline measured in months rather than weeks.

A direct buyer — which is what we are — doesn't list your property. We purchase it ourselves, with our own funds, directly from you. There's no MLS, no open houses, no buyer's financing that might fall through at the last minute. We do our research, make you an offer, and if you accept, we close. That's the whole transaction.

The trade-off is straightforward: our offer will be below what a perfectly prepped property might fetch at peak retail, because we're taking on the cost and risk of the repairs and the resale. What you're buying with that difference is speed, certainty, and the ability to walk away from the property without spending another dollar on it.

That trade-off is the right one for a lot of sellers. Not all of them — and we'll tell you honestly if we think listing traditionally would serve you better. But for sellers who need to move quickly, who can't or don't want to invest in repairs, or who need certainty over top dollar, we're built for exactly that situation.

Three Things You Can Count On

A Real Offer, Not a Starting Point

The number we present is what we'll close on. We don't offer high to get you under contract and then renegotiate down after the inspection. If something we discover changes the math, we'll tell you — but we don't play games with the number.

Straight Talk About Whether We Can Help

Not every property works for us. If yours doesn't — whether the numbers don't pencil out or the situation isn't something we can solve — we'll tell you that directly and won't waste your time. Honest "no" is more useful than a runaround.

No Pressure, Ever

You can take our offer and think about it. There's no deadline to decide, no follow-up calls pressuring you to sign. If you want to talk through the numbers or compare your options, we'll have that conversation. The decision is yours.
